The hotel is located in Florina, 15 minutes from the Vigla-Pisoderi Ski Center, which, starting from October 2025, will be the best in Greece, following a state subsidy of approximately 35 million euros. It is also 5 minutes from the center of Florina, 35 minutes from Kastoria Airport (and Kozani), which will become an international airport by 2027 according to the government's program, 30 minutes from the Prespa Lakes, and 17 km from the border with North Macedonia.

The hotel has 42 rooms, including 6 suites, two outdoor pools (children's and adults'), with the adults' pool easily convertible for year-round use. The hotel covers approximately 4,500 sq.m. on an 18-acre plot (suitable for outdoor events), with an existing conference center, large event halls (weddings, baptisms, official dinners, etc.), storage rooms, laundry and ironing areas, and space for a spa installation.

The hotel is in excellent condition, has its own water supply, eliminating water costs, with only sewage fees to the municipality. Additionally, there are various subsidy programs in the area offering up to 70% for energy upgrades, renovations, etc., resulting in minimal electricity expenses if utilized.

There is year-round booking demand due to the summer pool facilities (one of only two accommodations in the area with a pool and the largest pools in the region) and the lack of sea in the area, while in winter, the nearby ski center attracts many tourists. The surrounding environment offers a unique setting, resembling Swiss standards.

The pool bar alone generates good daily revenues during the summer. Adjacent to the hotel, a private clinic is under construction, which will further boost room demand. Also, 3 minutes from the hotel, the municipality is reconstructing the largest sports and event center. There are no other accommodations next to the ski center, sports center, and private clinic. The area is experiencing significant development and presents an investment opportunity, especially after 2027 when the Grebnevo road axis will be completed, reducing the distance from Athens to Florina to within 4.5 hours. Similarly, by 2027, Kastoria Airport, 35-40 minutes from the property, will accept international flights.
